Why does real estate need digital management?

  • Centralized listings: Send the same data to your website and, where supported, listing portals.
  • Status tracking: Mark a listing active, reserved, sold, or rented; close it automatically when its status changes.
  • Photo and virtual-tour management: Arrange photos and manage 360-degree images or video tours.

3. Authorization and listing information

Rules for real-estate listings are set out in the Regulation on Trade in Real Estate and the Ministry of Trade's Real Estate Trade Information System (TTBS FAQ). Ministry guidance and summaries state that businesses without an authorization certificate cannot post listings. Ads should clearly show the authorization certificate number, the business name shown on the certificate, location (excluding exact address), district, neighborhood, block and parcel details, contact information, and, where available, the energy performance certificate. A property number field must be completed when a listing is entered, and a business may list only properties it is authorized to sell or rent. Require these fields in your listing template and verify the current rules before publishing.

4. Automatic matching

When a new property is added, the system can list customers whose criteria match and let the agent send an update with one click. The reverse works too: when a new customer requirement is entered, the system can suggest matching properties. Even a small office can reduce missed opportunities with this feature.

5. Contracts and document management

Store service agreements, property-viewing forms, and other documents against the relevant property and customer. Prepare templates in advance and set reminders for contracts with expiry dates, such as authorization agreements. Confirm document requirements under current regulations.

6. Reporting

Track calls, viewings, and sales by agent; portfolio age; conversion by lead source; sales time; and average difference from asking price. You cannot improve what you do not measure.

Privacy and communication permissions

Real estate agencies process customer identity, contact, and financial-preference data. Define your privacy notice, retention period, and access permissions. Marketing SMS, email, and WhatsApp messages require permission under commercial electronic-message rules (İYS). Replying to a request that a customer initiated is different from sending a bulk campaign.
